REAL ESTATE AI AGENT

Property Scorecard

A real estate investment agent I built to score a property on three things that actually decide it: whether it's good to live in, good value, and good return. Paste in a listing or upload the offer PDF, and it does the rest.

Property scorecard

Upload a sales offer or drop in the numbers, set the compass and a few judgement calls, and read the verdict on the three things that decide a property: whether it is good to live in, good value, and good return.

The property
Is it ready, or off-plan?

Ready means you can move in or let it now. Off-plan means you wait for handover, so rent and resale both start then.

Your money

Reserve to keep is the cash you deliberately hold back as a buffer and do not put into this purchase, for emergencies, fit-out or the next opportunity. It is subtracted from what you can deploy.

Three heuristics, not verdicts. The 10-year IRR is an all-cash hold: it buys, collects net rent that grows with your growth rate, and sells after ten years net of 2%, with off-plan outflows staged to handover. District figures are area averages researched in September 2026 and are editable. Every figure assumes the inputs shown, a flat market is a real outcome, and none of this is advice.
